The South Waterfront at Hoboken
The South Waterfront is a magnificent 2.3 million-square-foot mixed-use development now rising on New Jersey's Gold Coast.

PROJECT OVERVIEW
Ideally situated along the Hudson River. The site features unparalleled transportation access, glorious views of the New York City skyline, and award-winning public parks and esplanades.
With two of its three development blocks completed, The South Waterfront currently is home to two 13-story Class A office towers and a 526-unit residential building. The complex also boasts a supermarket, banks, restaurants and a beautiful waterfront esplanade and park. A new 265-room "W" hotel is under construction and a new office tower and additional public spaces plans are underway.
Together, the City of Hoboken, The Port Authority of New York & New Jersey and their private sector partners are transforming 50 acres of unused waterfront into a unique commercial, residential and recreational community that preserves the City's architectural character and provides public access to the waterfront.
The South Waterfront is expected to generate 5,300 jobs during construction and approximately 7,000 permanent jobs. Total private and public investment in the development is estimated to be $600 million.

AN UNSURPASSED LOCATION
Located along the Hudson River in Hoboken, New Jersey, the site extends south to north from First to Fourth Streets and west to east from River Street to Piers A and C at the Hudson River.
The surrounding Hoboken community offers a wide range of restaurants as well as antique shops, clothing boutiques and a diversity of other stores and services for both tourists and residents. Liberty State Park, the Statue of Liberty, Ellis Island and the New Jersey Meadowlands complex, with its shops and sporting events, are nearby.

UNPARALLELED TRANSPORTATION ACCESS
The South Waterfront can be easily reached by public transit and highways, making it an ideal location for residents, office and retail workers as well as visitors. Hoboken boasts direct access to midtown and lower Manhattan in New York City and cities and suburbs throughout northern and western New Jersey. The South Waterfront is adjacent to a major transportation hub that includes the PATH rail transit system, New Jersey Transit trains and buses, local bus lines, ferry service to Manhattan and the new Hudson-Bergen Light Rail Line which connects Hoboken to other waterfront communities.

DEVELOPMENT PLAN
When completed, The South Waterfront will offer up to 2.3 million square feet of developed space on three new City blocks. Expected development by type of use is:

Office 1.4 million square feet
Hotel 200,000 square feet (275 rooms)
Residential 600,000 square feet (526 apartments)
Retail 125,000 square feet
Parking Facilities on and off-site
Public Spaces Over 10 acres

Commercial development will occur at the southern end of the site, closest to public transportation. Residential use is designated for the northern end. Buildings and open spaces have been planned to ensure that the architecture, building materials and landscaping are consistent with the rich historical character of the surrounding community.

BLOCK A
Block A includes two successful Class A, 13-story office towers, each offering 470,000 square feet of office and ground floor retail space. Constructed and managed by SJP Properties, both office towers are fully leased, or tenants have the right of first refusal to expand in the remaining small amount of office space.
Anchor tenants include publisher John Wiley & Sons and Marsh & McLennan, an insurance and financial services firm that is currently the largest employer in Hoboken. Other major office tenants include Japanese banks, Sumitomo and Fuji, and CPR (USA), a French financial hedge fund. Retailers include PNC and J.P. Morgan Chase Manhattan Banks, Chock Café, Club H Fitness, Wolfgang Puck Restaurant and Regis Salon.
BLOCK B
Two firms, SJP Properties and Applied Development, will develop Block B, which has been designated for hotel and office use. Applied is constructing a 245,000 square-foot "W" hotel. Scheduled to open in early 2008, the building will include 225 hotel rooms and 36 condominium apartments operated by Starwood Hotels and Resorts. SJP plans to construct a 450,000 square-foot office building on the site.
BLOCK C
Opened in October 2001, Block C's luxury residential building contains 526 apartments, 62,000 square feet of retail, and 584 parking spaces. The building is 100% occupied. Retail tenants include Kings Supermarket, Valley National Bank, Cort Furniture and three restaurants: Trinity Restaurant, 3 Forty Grill and The Quays. Drawings for a day care facility are under review.

PUBLIC SPACES
The South Waterfront will offer over ten acres of public spaces, including a waterfront walkway and linear park, and parks and recreational areas located on restored piers.
The waterfront walkway and linear park, designed to increase pedestrian traffic and encourage recreational use of the site, now runs the entire length of The South Waterfront.
The five-acre Pier A Park, opened in 1999, is the largest park in Hoboken. Located on a former cargo pier, the park includes one-and-a-half miles of walkways and bike paths, a large lawn, a tree grove, an open-air performance area, a pavilion, a large fountain court, four kiosks and a fish cleaning station. Pier A Park, as well as the linear park beside the new Sinatra Drive, is a link in the 14-mile Hudson River Walkway, a planned continuous walking and bicycle route on the "Gold Coast" of New Jersey.
Planning for the new Pier C Park is underway. Designs been completed and construction contracts will be sent out for bid shortly.
New Jersey Future, a good government organization, has presented the "Smart Growth" Award to the City and the Port Authority for the design and construction of The South Waterfront's public parks.
